Stonehaven represents something truly special - Lennar's first-ever single-family home community in Culpeper County. Located at the heart of rural Virginia yet minutes from urban conveniences, this 761-home masterplanned community launched pre-sales in early 2022 and has been making waves ever since.
What sets Stonehaven apart? It's the perfect marriage of modern living and natural preservation. The community features a 240-acre preservation buffer along the Rappahannock River - the longest free-flowing river on the East Coast - plus over 500 acres of protected land along Route 621. This isn't just a neighborhood; it's a lifestyle investment.

This represents excellent value compared to Prince William County townhomes that often start in the $500,000-$650,000+ range.

Golf Course Reality Check
While the community references future golf course views, I need to be honest with you about something most agents won't mention: the existing golf course needs significant work. In its current state, it's more of a concern than an amenity. However, this also represents potential upside - if the course gets the investment it needs, it could dramatically enhance property values for homes with golf views. It's definitely something to factor into your decision-making process, but I wouldn't let it be a deal-breaker given all the other positives.
While specific HOA dues for Stonehaven haven't been publicly disclosed, comparable Lennar communities in Northern Virginia typically range from $75-$150 monthly. Based on the extensive amenities planned, I estimate Stonehaven's HOA will likely fall in the $100-$125 monthly range.

The drive to D.C. is approximately 58 miles via I-66 East, taking 1 hour 10 minutes without traffic. During rush hour, expect 1.5-2 hours each way.
Students attend Culpeper County Public Schools: Emerald Hill Elementary, Culpeper Middle School, and either Eastern View High School or Culpeper County High School. While the district is working on improvements and currently ranks in the bottom 50% of Virginia districts, many of my clients supplement with tutoring or choose private options in nearby Warrenton.
