Single-family detached homes are commanding even higher prices, with the median detached home price at $1,015,000 and an average sold price of $1,097,458 year-to-date.

The townhome market shows different dynamics, with year-to-date average prices around $645,000 for attached properties. However, townhome inventory has been extremely limited – no townhomes sold in June 2025, reflecting the tight supply in this segment.

Here's what's remarkable about Piedmont's current market: homes are selling incredibly fast with an average of just 13 days on market in June 2025. This is still well below historical averages, though up from the lightning-fast 4-day average we saw in June 2024.

Active inventory remains extremely tight with only 2 total active listings in June 2025 (just 1 detached home and 1 townhome). This limited supply, combined with strong buyer demand, creates a Contract Ratio of 4.00 pendings per active listing – meaning buyers are competing heavily for the few available homes.

Market Investment Strength

Properties are selling at 103.4% of original list price on average, indicating that well-priced homes often receive multiple offers above asking. Year-to-date through June 2025, 17 homes have sold with a total sales volume of $16.1 million, compared to 25 sales and $22.5 million in the same period last year. While volume is down due to limited inventory, prices continue appreciating strongly.
